Assignment Background

We were asked by one of our clients to find a new home in Mayfair. This client, a music producer had very specific needs to suit their lifestyle and entertaining requirements. Being able to find a home that  separated day to day life, work (which includes playing musical instruments) and have facilities to entertain without causing any disruption to the neighbours was the brief.

The Search

Working with our trusted contacts in the property market, we long-listed 7 properties, completed virtual viewings and decided on 2 properties which were presented to the client. Both could were fulfilling the brief but it came down to the client’s preference for a mews house which swung the decision.The chosen house was delivering all the brief requirements, having a separate sound proofed media lounge in the lower ground level to a wonderful roof terrace on the top floor, equipped with an internal lift for easy access.

Negotiations and Contract

Having access to in depth knowledge about the real time level of rental prices in the area, we have helped secure the best rental deal by negotiating with the landlord’s agent. We collected all necessary documentation, compiled and agreed a list of pre-move in snagging requirements and followed through until the contracts were signed and a moving in date was set.

Inventory, Keys and Moving In

We attended the check in inventory and collected the keys and house manual, ensuring that condition was correctly recorded and reflected in the document. Having mandated a trusted professional removal company, we were in attendance through the day of the move to ensure everything was delivered to the correct space within the house. Given the complexity of the property, with many electronic systems, there were a number of issues that needed to be addressed to ensure the property was 100% as expected and so we liaised with the landlord and his agent to ensure every aspect of the snagging was addressed and in perfect working order for our client. In addition, we were able to secure some additional extras for our client to enhance the 24 month tenure

Service Complete

Our client has engaged our Property Management Service and as part of this, we have converted the garage into a fantastic gym, we have upgraded some of the AV equipment and have remodelled the roof terrace. We have been able to over see all of the works, place orders, make payments and engage professional tradespeople for each assignment. We have also streamlined all the utility bills payments, selecting the best supplier and tariff in each case including Fibre Optic connection into the property. We have set up home deliveries for food and water as well as cleaning staff.
